The buying process

Wherever you are on your home-buying journey, our team of experts is here to help you find your new home and ensure it is perfect once you have moved in, Plus with a range of schemes to help take the stress out of moving, we will make the homebuying process as smooth as possible.

Finding A Home

Our dedicated sales consultants will help you identify your dream home and, if you’ve yet to appoint one, can also recommend an independent mortgage advisor to assist you throughout the remainder of the homebuying process.

Instruct A Solicitor

You will need to instruct a solicitor to act on your behalf and handle all legal issues related to the buying process. If you need advice on selecting a solicitor, our sales consultants will be happy to help you find one. You may also need to place money on account with the solicitor at this stage.

Searches of your new home will be arranged by your solicitor to ensure there are no issues with it. It is also the responsibility of your solicitor to see that all searches are carried out in a timely fashion so any potential delays can be avoided.

Mortgage Application

Your mortgage advisor will make an appointment with you so you can go through and submit your mortgage application together.

A sales executive will then contact you directly to carry out your valuation survey and provide all required documentation.

Add Your Signature

Depending on the build stage, you will now be invited to our Marketing Suite to choose your kitchen style and bathroom tiles, as well as to add any extras from our Signature Collection, such as fitted wardrobes, quartz worktops and any other available upgrades.

Exchanging Contracts

Whilst your reservation period lasts 6 weeks, we understand from time to time this may take a little longer, so please communicate with our sales consultants and keep us updated. Once you have received your mortgage offer, paid your deposit to your solicitor and signed your mortgage deeds, you can exchange contracts and agree a completion date agreed once the property has been signed off by the warranty provider.

Before You Move In

You will have the opportunity to attend a home demonstration, during which you will be shown around your new home, have its features explained and be able to ask any questions about the property.

We’ll also undertake a thorough Pre-Completion Inspection to ensure your property is right from day one.

Preparing to Move

Two weeks before your home is ready, you will receive a fixed completion date.

Before moving into your new home, now is a good time to plan ahead so that you can enjoy your new property from day one.

Things to consider include:

• Investigating the local area’s child care and school options
• Diverting post to your new address
• Arranging new utilities and internet providers
• Liaising with your local authority about ordering bins (we will let you know if this is required!)

Completion Day

Two weeks before your home is ready, you will receive a fixed completion date. If you do have any concerns during this period, contact your sales executive and they’ll be on hand to help.

After Care

Once you have moved in, our customer care team will arrange periodical visits to ensure there are no issues with your new property, and will be on hand to provide you with assistance and advice during your settling in period.

You will also receive a Thomas Alexander 2-Year Warranty that covers you against any defects caused by faulty workmanship or materials during the construction of your home.
